The Cottage

The Cottage is a detached Victorian/Arts and Crafts property in the small Hamlet of Normans Bay. There are two parts to Normans Bay. One is along Coast Road after Pevensey and next to The Camping and Caravanning Club, the other is on a private road in the Hamlet which is very close to the Normans Bay railway station/track. The Cottage is in the Hamlet which is a no through road, has direct access to the beach and a footpath to Sluice Lane (crossing the railway track).

Heating and hot water comes from an Eco Wood Pellet Boiler which is housed in the garage and is maintained weekly by Chris. He services and cleans it and tops up the pellets. He accesses the garage directly and will not need to disturb anyone in the house or garden. He comes on a Friday morning during changeover.

Parking is available for three/4 cars. Either in front of the detached garage or tightly parked against the front of the house.

There is a porch light for the front door and extensive rear garden lighting. The Games Room is heated and lit and accessed via the rear garden.

Directly opposite the front door is an alleyway between two properties – this is a private track and owned by ourselves and three other neighbours. This is your direct access to the beach.

There are no steps to the entrance. At the rear of the property there is a decking which has three levels. The decking continues into the pavilion which is the Games Room. There is a standard downstairs shower and loo within the ground floor of The Cottage and has a door to the garden. The shower is an electric shower. The area outside of the loo has two thresholds. The staircase to the first floor has standard steps and banisters. All bedrooms, bathroom and loo are all on the same level. The bathroom has a double width shower, corner bath and all light switches are standard height.

There is one working large woodburner in the kitchen/dining room/conservatory. The logs for this are in the bunker outside, directly attached to the lower brick of the conservatory.

The wood burner in the front room is not in use and there is an electric faux wood burner in the family room that can be used for light and/or heat.

The Cobbles

The Cobbles is a Grade 11 listed Sussex stone end of terrace property. The property is on the edge of ‘Little Chelsea’ and easily walkable from Eastbourne Railway Station, the beach and the Town. Devonshire Park Tennis Courts are very close, as well as the Theatres and the Towner Art Gallery.

‘Furness Close’ is a paved footpath that is off Furness Road. The only reference to ‘Furness Close’ is written on the wrought iron gate to the three houses in Furness Close.

There is only off road parking for this property. If there is no space directly outside the entrance to the property, and I have shopping or items to un-load, I double park and put my hazards on until I am un-packed. The road is very wide (as are most roads in Eastbourne) and this is not a problem.

There are small steps to the close and into the house – small steps to the garden and then again through the garden gate. The garden is private and paved with a seating area laid out with ‘sleepers’.

The ground floor and first floor are standard, flat areas. The staircase has standard steps and a handrail. The bathroom has a standard size bath with power shower overhead and glass shower screen. All lighting is at the standard height or lower. There is a light by the front door and by the rear door to the garden.

The garden shed houses wood for the wood burner, hoover, broom, ironing board and clothes airer.

There is a cellar beneath the dining table. This is not suitable for use but does contain the fuse box and stopcock (stopcock in the area under the front door). In the event you may need access to either of these things, please take care in entering the cellar. There are two safety methods to prop the door up – one stainless steel hook against the wall and a wooden prop to wedge as a second safety measure. There is a light switch immediately at the bottom of the stairs. Entry to the cellar only if necessary please.

Garden View

Garden View is in Silverdale Road in an area called ‘Lower Meads’. The apartment is on the lower ground floor of a large and imposing detached Victorian/Edwardian property. The front door is private to the apartment and accessed to the right of the property, via some steps with a handrail. The private garden also has direct access via a garden gate to the left of the property, as well as access in and out of the lounge and bedroom. The garden is on two levels. The lawn is sloped to the next level and there is a decked staircase with banister connecting the lower garden to the upper garden. There is a large decked area in the rear garden for eating outside of the main bedroom and lounge. The kitchen/utility room, second bedroom, bathroom and loo are all situated at the front of the apartment.

The apartment is all on one level and the bath is of standard size with an overhead shower and glass shower screen. There are two toilets in this property.

There is a sensor light by the front door and a rear light for the garden.

Although there is an ‘in and out’ driveway at the house, it is not in use. There is always space off road for your cars. You can block the ‘in and out’ drive with your car – residents within the house know the driveway is not in use, so therefore do use the space if there are no other spaces. Silverdale Road is a very wide, quiet road. Double parking and using your hazard lights while un-packing is not a problem.

Silverdale Road leads directly to the back of The Grand Hotel and the parade of shops and restaurant within the rear of the hotel. The promenade and beach are in front of the hotel. The foot of the Downs is walking distance. ‘The Meads’ is very close to one side with pubs, café’s and shops (including a Tesco and a Cook) and Eastbourne Town Centre is to the other side.

Keys for all properties

There is a key safe – the code will be given to you with your welcome letter once the balance for the holiday is paid. Please look after the keys for all parts of the properties as there will be a charge for lost keys. I advise you keep the key for the front door in the key safe at all times to prevent being locked out or losing keys.
