Home from Home Booking Terms & Conditions

  1. The owners shall grant the occupier, whose booking has been confirmed, the right to occupy the property that has been secured for the period specified.
  2. Bookings taken by telephone or e-mail will be held for seven days. To finalise the booking a deposit of 50% of the rental fee (or the full amount if the booking is less than 8 weeks away) should be sent by bank transfer. If there is sufficient time for a cheque to be sent and cleared, there is a charge of £1.50 per cheque. Where a booking is not confirmed within seven days it may be offered to someone else. The balance is due eight weeks before the booking commences. The owner is not responsible in chasing the balance. The booking will be re-advertised if the balance is not paid on time. Home from Home reserve the right to treat the booking as cancelled if the balance is not paid by the due date and the deposit will be forfeit. Cancellations must be given in writing and are effective from the date the cancellation is received by us. We will reply in writing.
  3. The occupier is responsible for the safe keeping of the contents during the period booked. Any breakages or damage must be reported promptly to the owner who will be entitled to recover from the occupier the cost of any repair or replacement needed due to the occupiers act or default. We ask that the occupier does not attempt to replace anything damaged or broken themselves. The owner will replace like for like and the cost of that shall be deducted from the deposit.
  4. The occupier is required to permit the owner reasonable access to the property for any repairs necessary.
  5. The owners shall not be liable to the occupier or any member of the occupiers party for any loss or damage to their property however caused.
  6. The occupier agrees not to exceed the maximum number of persons allowed to stay in the property. The occupier will ask permission for any ‘extra’s’ and pay a charge per night.
  7. Should a booking be cancelled eight weeks or more before arrival, the deposit will be forfeited. If cancelled less than eight weeks before arrival no refund will be given unless the property has been re-let in which case 75% of any monies paid, less the deposit, will be refunded.
  8. If the property becomes unavailable on the date stated due to damage or other problems such as fire or flood you will be refunded in full.
  9. The property is available from 4pm on the day of arrival and must be vacated by 10.00am on the day of departure. Guests will be expected to leave the property clean and tidy. Furniture and contents in the places they were originally and bins emptied, washing up done and items put back where they belong. Failure to do so will incur extra cleaning charges which will be deducted from the deposit. Also any loss of keys will incur a £20 charge.
  10. One well behaved dog is welcome in The Cottage and The Cobbles but not in Garden View, provided it is kept downstairs / off all furniture / any dog mess is removed from the garden. There is a charge per pet and there needs to be a disclosure and discussion about the animal at the booking stage. At The Cottage, dogs must be kept on a lead on the beach in front of the properties but can be ‘off lead’ either sides of the properties. Again dog mess must be picked up from the beach and disposed of in the bins provided. If you know your dog will get onto a sofa – you must be prepared and bring a clean blanket to protect the sofa. Cleaning charges will apply if there is evidence that this has been breached. Strictly no dogs upstairs. The properties are all strictly non-smoking. Breach of this will incur costs to remove any smells or evidence.
  11. While every effort is made to ensure that all aspects of the property remain as advertised we accept no liability for items not under our control e.g. power cuts / drought .
  12. At the time of the booking, the visitor must be over 18 years of age and be authorised to enter into the agreement by all persons named on the booking form. The visitor will be responsible for all payments due under this agreement.
  13. Bookings will not be accepted from groups of three or more single people under the age of 25 or all male or female parties of more than 3 people. No stag or hen parties.
  14. This agreement is made on the basis that that all properties from Home from Home are occupied by the visitor and the guests for the holiday as set out in the Housing Act 1988 schedule 1 paragraph 9 and does not constitute a tenancy nor any assured short hold tenancy or assured tenancy between Home from Home and the visitor and guests. The visitor and guests occupy the property for the period set out on the Booking Form. The ‘Holiday’ period.
  15. The occupier/visitor shall pay a deposit (amount differs according to each property) 8 weeks prior to the booking or when the balance is taken. This will be fully refundable once the property has been checked after departure, subject to any deductions that may be due for breakages or breaches of this agreement.
  16. If there is an alteration to a booking, there will be an administration charge of £30.00. An alteration is deemed to be either a change of visitor or change of dates. However if the booking results in a reduction of the length of stay, this will be treated as a cancellation.
  17. Any ammendments to bookings after a price change will be at the revised price. We reserve the right to alter pricing at any time.
  18. Indemnity – Home from Home cannot be held liable for any loss or damage of the visitor or his/her guests at the properties owned by Tracey and James Parfitt. Home from home cannot be held liable for any death or injury sustained by the visitor or the guests at the properties except in so far as such death or injury is caused by negligence, or where such exclusion or limitation of liability is prohibited by law.
  19.  Indemnity continued – the visitor shall indemnify and keep indemnified the property occupied against liabilities, damages, actions, claims, costs and/or losses whether direct or indirect and including expenses incurred or paid by Home from Home arising from the breach of this agreement by the visitor and his/her party. For the avoidance of doubt, recoverable expenses shall include but is not limited to third party fees (including legal fees) incurred in enforcing the Terms of this Agreement.
